Quick answer

Assumptions & method
- Commission, closing/legal costs and transfer taxes = sale price × the percentage you enter.
- Total selling costs = commission + closing/legal + transfer taxes + repairs and staging + other costs. The mortgage payoff is shown separately because it repays a debt rather than being a cost.
- Net proceeds = sale price − total selling costs − mortgage payoff.
- The payoff should be the amount your lender quotes for the closing date, including accrued interest and any fees.
- Not included: taxes on any gain or income, prorated property taxes and utilities, the cost of buying or renting next, or moving costs unless you enter them under other costs.
Results are estimates based on the figures you enter. They are not guarantees and not financial advice.
From sale price to net proceeds
The price a buyer pays is not what lands in your account. Before you receive anything, the sale price is reduced by the commission to your agent, closing and legal costs, any transfer taxes, and what you spent on repairs or staging to get the home ready. After that, the mortgage payoff goes to your lender. What remains is your net proceeds, the cash available for your next purchase or other plans. This calculator itemises each deduction so you can see where the money goes and test a different price, commission or repair budget.
