Maintenance Reserve Calculator
Plan an annual and monthly maintenance budget from home value, age, floor area and major components.
Quick answer
A maintenance reserve is the yearly amount set aside for upkeep. Common methods are about 1% of home value, an age-adjusted percentage that adds 0.05 points per year up to 2 points, a per-area rate, and component cost / life.

Assumptions & method
- % of value rule: annual reserve = home value × base percentage (1% by default).
- Per-area rule: annual reserve = floor area × budget per area unit per year. Use one unit (sq ft or sq m) consistently.
- Age-adjusted rule: percentage = base + 0.05 points × age, capped at base + 2 points; reserve = home value × that percentage.
- Component reserve = replacement cost ÷ years of life remaining, in today's money with no inflation or interest on the savings.
- Total = selected rule + components when you tick the box. Selecting "None" uses components only. Rules of thumb already allow for large items, so adding both can overstate the need.

How a maintenance reserve works
Owning a property means regular upkeep and occasional large replacements. A maintenance reserve spreads those costs into a steady monthly amount so a failed roof or boiler is not a shock. This calculator offers three common rules of thumb: a percentage of home value, a set amount per unit of floor area, and an age-adjusted percentage that rises as the building gets older. It also lets you itemise major components by dividing each replacement cost by its remaining life. Compare the methods side by side to see a realistic range for your home before choosing a monthly figure.
