Assumptions & method
- Gross potential income = (monthly rent + other monthly income) × 12. Vacancy loss = gross potential income × vacancy rate. Effective income = gross potential income − vacancy loss.
- Maintenance and management are percentages of effective (collected) income. Property tax and insurance are annual amounts; other operating costs are entered per month.
- NOI = effective income − operating expenses. NOI excludes mortgage payments, depreciation, income tax and capital expenditure.
- Mortgage payment = standard fixed-rate, fully amortising monthly payment on the loan amount, rate and term entered. Debt service = payment × 12 (principal and interest only).
- Cash flow = NOI − debt service (pre-tax). Monthly figures are annual figures ÷ 12. Debt service coverage ratio (DSCR) = NOI ÷ debt service.
- Break-even occupancy is the share of potential income you must actually collect so that cash flow is zero, given the variable (percentage) costs and fixed costs above.
- Figures are for one typical year with no growth or inflation. Results are estimates, not guarantees or advice.
What is real estate cash flow?
Cash flow is the money that remains from a rental property once the rent actually collected has paid for running costs and the mortgage. It starts with the rent you could earn if the property were always let, subtracts the share lost to vacancy, and then deducts tax, insurance, maintenance, management and other costs to reach net operating income. Subtracting the loan payment gives the cash that lands in your pocket, or the cash you need to add if it is negative. A property with a positive NOI can still have negative cash flow if the loan payment is large, which is why this calculator shows both numbers and a debt service coverage ratio.
