Assumptions & method

  • Down payment = home price × down payment %. Loan amount = price − down payment. Total cash needed = down payment + the sum of all fee and cost line items you enter.
  • Fees are entered as fixed amounts, since closing, registration, legal and moving costs differ by place. Use the line items for any one-off cost you expect, including percentage-based fees converted to an amount.
  • Time to save: the annual return is treated as an effective annual rate, converted to a monthly rate i = (1 + r)^(1/12) − 1, and each monthly saving is added at month end: balance = balance × (1 + i) + saving. The calculator counts months until the balance reaches the total cash needed.
  • The home price is held constant while you save. In reality prices may move, which can lengthen or shorten the time.
  • Monthly loan payment = L × i ÷ (1 − (1 + i)^−n) for a fixed-rate loan. It excludes property tax, insurance, mortgage insurance and maintenance.
  • Savings are searched up to 100 years. Returns on savings are not guaranteed and taxes on them are not modelled.

Results are estimates based on the figures you enter. They are not guarantees and not financial advice.

What does a down payment really cost?

A down payment is the part of the home price you pay yourself instead of borrowing. A larger one means a smaller loan, a lower monthly payment and less interest, but it also takes longer to save. On top of it you usually need cash for closing, registration, legal work and moving, so the real target is the total cash needed rather than the deposit alone. This calculator adds your fee line items to the deposit, shows the resulting loan, and then estimates how many months of saving it takes given what you have already put aside, your monthly savings and a return on that money. The comparison table shows how the target and the waiting time change at other deposit percentages.
