Home Equity Calculator
Estimate your equity today and in the future, and how much you might be able to borrow against it.
Quick answer
Home equity is the property value minus all debt secured on it. Borrowable equity is value x maximum CLTV - amount owed, never below zero, where CLTV is total loans divided by value.

Assumptions & method
- Equity = home value − mortgage balance − other loans. Equity % = equity ÷ home value.
- Value in year t = current value × (1 + growth)^t. The growth rate is constant and is an assumption, not a forecast.
- Amortize method: payment = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), with r = annual rate ÷ 12 and n = remaining years × 12; the balance follows monthly interest and repayment until it reaches zero.
- Fixed principal method: balance falls by the monthly principal amount × 12 each year, never below zero. Interest is not modelled in this mode.
- Borrowable equity = max(0, value × max CLTV − mortgage − other loans). Lender rules and valuations vary.
- Not included: selling costs, taxes, borrowing fees, changes to your rate, or any other debt.

How home equity builds
Your equity is the home's value minus the loans secured on it. It builds in two ways. Each payment repays a little more principal over time, especially later in a mortgage when less of each payment is interest. And if the property's value rises, the gain accrues to you as equity because the debt does not change. This calculator projects both effects year by year from your assumptions, shows equity as a share of value, and applies a maximum combined loan-to-value percentage to estimate how much you might borrow without exceeding it.
