Assumptions & method

  • Housing budget = the smaller of (max housing-cost % × income) and (max total-debt % × income − other monthly debt payments). The housing cost includes loan principal and interest, property tax, insurance and maintenance.
  • Property tax, insurance and maintenance are entered as a % of the home price per year and charged as price × % ÷ 12 each month.
  • Loan payment = L × i ÷ (1 − (1 + i)^−n), with i = annual rate ÷ 12 and n = term in months. Price = loan + deposit, so L = (budget − deposit × c) ÷ (k + c), where k is the payment per unit of loan and c is the monthly running-cost rate.
  • If the running costs on the deposit alone exceed the budget, the estimate falls to the largest price the budget can carry with no loan, capped at your deposit.
  • Upfront costs such as closing fees, registration or moving are not deducted from the deposit here. Keep part of your deposit aside for them (see the Down Payment Calculator).
  • Credit score, job history, savings reserves and lender-specific rules are not modelled. A lender may approve a different amount.

This is a planning estimate, not a lender approval decision. Lenders apply their own rules, credit checks and limits. Results are not guarantees and not financial advice.

How much home can you afford?

Lenders rarely look at the price tag first. They look at what share of your income would go to housing, and what share would go to all debts once you add the new loan. This calculator applies both limits, takes whichever is tighter, and then works backwards: the budget has to cover the loan payment plus property tax, insurance and maintenance, all of which scale with the price. Solving for the loan first and adding your deposit gives the highest price that stays inside your limits. The table shows how a higher or lower interest rate would shift that figure. Treat the result as a ceiling for planning, not a target; staying well under it leaves room for other goals.
