Assumptions & method
- Each row is either a percentage of the purchase price, a percentage of the loan amount, or a fixed amount that you enter.
- Total closing costs = sum of every row. % of price = total ÷ purchase price; % of loan = total ÷ loan amount.
- Down payment shown = purchase price − loan amount. Cash needed at completion = down payment + closing costs.
- The starting rows are generic placeholders, not typical or required figures for any place. Replace them with your own quotes.
- Not included: monthly payments, recurring taxes and insurance, moving costs, repairs, or fees that are financed into the loan.
Results are estimates based on the figures you enter. They are not guarantees and not financial advice.
Adding up closing costs
Closing costs are the extra cash needed when a purchase completes. They fall into a few groups: fees charged by the lender, charges for valuation and inspection, title, legal and settlement work, transfer taxes, and prepaid items such as insurance and escrow deposits. Some are flat amounts, others are a percentage of the price or the loan. This calculator lets you list every item yourself, choose whether each is a percentage or fixed, and see the total, the share of the price and which items weigh most. No local rates are assumed, so every figure comes from you.
