House Flip Calculator

Estimate the profit, ROI and maximum purchase price for a fix-and-flip project.

Quick answer

Flip profit is the after-repair value minus purchase, rehab, buying, holding and selling costs. ROI = profit / total cash invested. The 70% rule gives a maximum offer of 0.7 x ARV - repairs.

Assumptions & method

  • Buying costs = purchase price × buying %. Holding costs = months × (interest + taxes + insurance + utilities). Selling costs = ARV × selling %.
  • Total cash invested = purchase + rehab + buying costs + holding costs. Profit = ARV − selling costs − total cash invested.
  • ROI = profit ÷ total cash invested. Annualised ROI = (1 + ROI)^(12 ÷ months) − 1, shown only when 1 + ROI is above zero; it assumes the result could be repeated.
  • 70% rule (a rule of thumb, not a guarantee): maximum offer = 70% × ARV − rehab costs. It ignores your actual holding and selling costs, so check the profit above as well.
  • The loan is treated only through the monthly interest you enter; the ROI is on total project cost as if funded from your own cash.
  • Not included: taxes on profit, cost overruns, permits unless in rehab, mortgage fees or points, and the value of your time.

Results are estimates based on the figures you enter. They are not guarantees and not financial advice.

Running the numbers on a flip

A flip makes money when the after-repair value exceeds everything you put in: the purchase price, the rehab, buying costs, the monthly cost of owning the property until it sells, and the selling costs at the end. This calculator adds those pieces together, subtracts them from the expected sale price and reports the profit. It then shows ROI on the cash invested and an annualised version for comparing projects of different lengths. It also shows the 70% rule of thumb, a quick screen that some flippers use to set a maximum offer, so you can compare it with what you actually plan to pay.
