Loan-to-Value (LTV) Calculator

Work out LTV and combined LTV, your equity, and the debt that would match a target LTV.

Quick answer

Loan-to-value is the loan balance divided by the asset's value, as a percentage. Combined LTV (CLTV) adds all loans on the asset to the numerator, and equity is value minus total debt.

Assumptions & method

  • LTV = first loan ÷ value. Combined LTV = (first loan + second loan) ÷ value. Equity = value − total debt.
  • Debt at target = value × target LTV. Change = debt at target − current total debt (positive means room to borrow, negative means debt to repay).
  • Bands are neutral descriptions: under 50% low, 50–70% moderate, 70–85% high, over 85% very high. They are not lender limits.
  • Value is taken as entered; selling costs, taxes and future price changes are not included.
  • Results are estimates for information, not advice or an offer of credit.

Results are estimates based on the figures you enter. They are not guarantees and not financial advice.

Reading a loan-to-value ratio

Loan-to-value compares what you owe with what the asset is worth. A low ratio means you own most of the asset and have a large cushion if prices fall. A high ratio means most of the value is financed. When there is a second loan or credit line against the same asset, the combined ratio, CLTV, adds all the debt together. This calculator gives both ratios, shows your equity in currency terms, and works out how much debt would put you at a target ratio of your choice.
