Assumptions & method

  • Rate per period i = annual rate ÷ payments per year. The rate compounds at the payment frequency, and n = years × payments per year.
  • Ordinary annuity: PV = PMT × (1 − (1 + i)^−n) ÷ i and FV = PMT × ((1 + i)^n − 1) ÷ i. Annuity due multiplies both by (1 + i). At 0% the factors simply equal n.
  • Present-value modes treat the annuity as a pot that starts at PV and is paid down to zero (like a loan or a drawdown). Future-value modes treat it as savings that start at zero and build up to FV.
  • Total interest is total payments minus PV in present-value modes, and FV minus total payments in future-value modes.
  • Payments are level and the rate is fixed. Taxes, fees and inflation are not modelled. The annual table sums the periodic calculation.

What is an annuity?

An annuity is a series of equal payments made at regular intervals. Rent, loan instalments, pension income and recurring savings deposits all follow this pattern. The present value tells you what the whole stream is worth today, the future value tells you what it grows to by the last payment, and the payment amount tells you what level instalment a given lump sum or target requires. Timing matters: paying at the start of each period (annuity due) earns one extra period of interest on every payment compared with paying at the end. Frequency matters too, because more frequent payments compound sooner at the same annual rate.
