Assumptions & method
Payments are made at the end of each month, starting one month after the start date. Each month interest = balance × (annual rate ÷ 12), compounded monthly; the rest of the payment reduces principal.
The monthly payment you pay = regular payment + extra amount. After the number of months in "Change Payment After", the regular payment switches to the new amount (leave it at 0 for no change). The comparison column uses the regular payment only.
If the payment does not cover the monthly interest the balance never falls, and the calculator says so. Calculations stop at 100 years. Fees, rate changes and day-count conventions are ignored, so the date is an estimate.

How is a loan payoff date estimated?
The payoff date depends on three things: how much you owe, the interest rate, and how much you pay each month. Every month the lender adds interest on the outstanding balance and your payment first covers that interest, with the rest reducing the principal. The calculator repeats this month by month until the balance reaches zero and adds that number of months to your start date. Paying extra, or increasing the payment later (for example after a raise), pulls the date forward, while a payment that only just covers the interest can stretch the loan for decades. Use the comparison to see how many months and how much interest your plan saves.
