Renovation ROI Calculator
Compare the cost of several renovation projects with the value and rent they may add.
Quick answer
Renovation ROI on value is (value added - project cost) / project cost. The combined return also adds extra rent earned over your horizon, and rent payback is cost divided by extra annual rent.

Assumptions & method
- ROI on value = (value added − cost) ÷ cost.
- Payback from rent = cost ÷ extra annual rent. It is shown as "—" when no extra rent is entered.
- Combined return = (value added + extra annual rent × years − cost) ÷ cost. Rent is not discounted or grown.
- Totals add the projects together. The overall payback uses total cost ÷ total extra annual rent.
- Selling costs, taxes, financing interest, lost rent during works and cost overruns are not included. Value added and rent are your own estimates.
Results are estimates based on the figures you enter. They are not guarantees and not financial advice.
How renovation ROI works
Renovations spend money now in the hope of a higher property value, higher rent, or both. Return on value compares what a project adds to the property's worth with what it costs. If you also expect more rent, the calculator shows how many years of that rent would repay the spend and a combined return over the time horizon you choose. Listing several projects side by side makes it easier to see which spend works hardest, and what the whole programme would return together. Remember that the value added and rent figures are your estimates, and real results depend on the market, the quality of the work and timing.
